Assisted Living Investment

Approximately one million Americans reside in assisted living facilities, and this number is expected to almost double by 2030.  Baby boomers represent more than 70% of U.S. financial assets and over half of all discretionary spending.  Baby boomers and their families typically desire retirement communities that remind them more of homes rather than institutions.  Therefore, the design of many senior communities is going upscale in terms of environment and services.

The assisted living industry has withstood the economic downturn better than many other industries.  This is largely due to demographics and the value which assisted living facilities provide to seniors and their children.  Care for seniors who suffer from Dementia and Alzheimer’s disease have actually been consistently increasing.  However, due to the problems in the capital markets, overall new construction has slowed, and the expectations are that new construction over the next few years will be negligible as the credit markets continue to heal.  Those developers that are able to arrange the financing for new communities and are able to offer such amenities should prosper.

Carriage Crossing Senior Living focuses on underserved small market locations near larger metro areas or hospitals.  This market segment is generally neglected by our competitors.  Carriage Crossing is building two new communities in central Illinois, designed with the lifestyle and amenities that today’s seniors want.  The market studies are excellent, the facility design is the best in the market, and the operator is renowned in the industry.  A publically traded REIT is enthusiastically providing the bulk of the financing, and the municipalities are participating too.  Both facilities will be breaking ground this summer.

Investment Opportunity

Construction funding for the first facility is virtually complete.   All that remains is completing funding for the operating reserve account.  A total of 10 units at $50,000 per unit are being offered, and five units have been sold.  Due to the low cost of our overall construction capital, we are able to offer the investor a phenomenal return – an estimated 25% on an annual basis for 4 years!  The investor receives a 10% guaranteed return in years 1 and 2, his capital is return in year 3 along with another 10% return, and his investment matures at the end of Year 4. Only five units remain, so contact us soon!  Once funding is complete, we will begin fund raising for our 2nd facility.
